Roof Cleaning or Repairs? What Your Tiled Roof Actually Needs

A dark, tired-looking roof can make you think the whole thing needs replacing. A roof that looks clean can still need repairs. Before you book a roof clean in Port Macquarie, it helps to separate what is sitting on the tiles from what is happening underneath them.


That distinction matters when you are deciding where to spend your maintenance budget. Cleaning deals with surface build-up. Repairs deal with faults. Sometimes a property needs both, with the repair work taking priority.


Here is a practical way to approach the decision without climbing onto your roof or guessing from its colour.


Start with the problem you want solved


Are you concerned about the appearance of the roof, water coming inside, or something that looks out of place? Those are different reasons to call.


For an appearance concern, describe what you can see: widespread dark staining, patches of growth, or leaves collecting where roof sections meet. If there is a leak, lead with that. Tell the person assessing the roof when it happens, which room is affected and whether anything changed after a storm or recent work.


Avoid booking a cosmetic clean as the assumed answer to a water problem. Ask for the cause to be assessed before agreeing on the job.


What roof cleaning can—and cannot—do


A suitable clean can remove dirt and organic build-up from the surface. At Portside Roof & Gutter, we use soft-washing methods for roofs. We never pressure-wash roofs.


Cleaning cannot replace a broken tile, put a displaced tile back into position or repair a faulty roof detail. It is also different from painting or recoating. Ask for those tasks to be described separately if they appear in a quote.


You should not have to rely on a promise that an older roof will look brand new. Discuss the finish you can reasonably expect, including marks or colour differences that may remain after cleaning. A useful quote explains the work, rather than promising a particular colour from a photograph.

Look from the ground, then let a professional assess it


Walk around the house where you can do so safely and take a few clear photos. A zoomed-in photo is more useful than trying to reach a better viewing position on a ladder.


Monier’s roof-checking guidance identifies cracked or displaced tiles, accumulated debris, old mortar bedding, flashings, gutters and downpipes as items for a qualified roofing specialist to check. You can mention visible concerns when requesting an assessment; a ground-level photo does not establish that the rest of the roof is sound.


Be clear about what you have actually noticed. “A tile looks out of line above the back bedroom” gives someone a starting point. “The roof is failing” is a conclusion that needs an assessment.


If water is already getting inside, prioritise professional advice about that problem. A fresh-looking roof is not the immediate objective.

Do not judge the roof by colour alone


Not every change in appearance calls for the same treatment. In its cleaning and maintenance advice, Monier notes that concrete tiles can develop a pale film from natural salts, called efflorescence, which usually disappears naturally. It also says repainting does not improve waterproofing.


That is a good reason to ask what the assessor thinks a mark is before agreeing to remove it. Avoid choosing a cleaning method just because it produced an impressive result on someone else’s roof.

Ask how the cleaning will be carried out


A clear conversation about methods belongs before the booking. Monier advises against pressure washers on roof tiles and recommends qualified professionals for inspections and cleaning because of the risks of injury and tile damage.

Ask about access, the roof material, any existing concerns and what preparation is needed at your property. Let us know about solar panels, rainwater tanks and anything else that should be considered when planning the work. Those details belong in the discussion, rather than being left until the day.


Keep gutters and valleys in the conversation


Roof cleaning and gutter cleaning are separate tasks. If you want both, make sure the quote says so and explains what is included.


For our gutter cleaning service, we manually remove debris from the roof, valleys and gutters, then flush the gutters and downpipes and check water flow. Ask about any areas that are difficult to access and what will happen if an issue is found.


A before-and-after roof photo shows a visible change. It does not, by itself, tell you whether gutter debris has been removed or downpipe flow has been checked. Keep the scope of the work as clear as the photos.

Include your suburb, whether the roof is tiled or metal, the number of storeys and the concern you want addressed. Attach an overall photo and a closer view taken safely from the ground, if possible. Mention leaks, recent repairs and access restrictions.
